Here is a great article that I found in the Toronto Star that that explains the responsibilities of a Realtor to a client versus a customer. Each relationship is very different. Did you know that there was a difference? Most people do not. It is important when you hire a Realtor that they go through the agreements with you thoroughly so that you can clearly define what your relationship is and you can set your expectations as to the level of service that you should be getting from your Realtor. Make sure you know who is working for you. This article also talks about the different types of representation. When you hire a realtor you have buyer representation, seller representation and multiple representation all to which Realtors have different obligations and responsibilities. A Realtor may be willing to lower their commission in a multiple representation situation. Since they are bringing their own client to the table, or representing a customer buyer, and they do not have to co-operate with another agent. It is ultimately up to all parties’ weather they would be okay with the same agent representing them.
